Where to Splurge
I recommend splurging on things that are used every single day and get HARD use. Whether you have kids, pets, or both, investing in these places will ensure that your home withstands the test of time. It is also best to invest while you have an experienced contractor, tradesperson and better yet, a building permit.
Cabinets: High-quality cabinets are essential in both the kitchen and bathrooms. Believe me, they get used all the time, especially the trash receptacle. The last thing you want is your cabinets breaking within the first six months. Opting for custom or semi-custom options ensures longevity and better functionality. You can start developing your ideal cabinet design and storage solutions with your interior designer. Then we will take them to a cabinet maker where they draft the construction drawings to show you what everything will look like. You’ll be able to select the style of the cabinet whether it’s inset, full overlay or partial overlay along with the stain or color. There are so many additional cabinet features to include as well like slow close doors and drawers, power outlets, small appliance storage and more.
Flooring: Choose durable flooring materials such as hardwood or high-quality engineered wood for areas with high foot traffic. This investment pays off in longevity and ease of maintenance. It also aids in the home’s resale value. Be aware that wood floors will patina over time giving you that rich, lived-in feel that we all love.
Windows and Doors: Quality windows and doors improve energy efficiency and enhance the overall aesthetics of your home. Invest in solid core doors to minimize noise and pick a fun panel style to add character.
Where to Save
If you’re on a budget and need to cut costs, these are the areas I would recommend you do that. It won’t sacrifice function or the looks of your home. You can always switch them out for a more luxury item later on.
Cabinet Hardware: While cabinet pulls and knobs are important, you can find stylish yet affordable options that fit within your budget. One of our favorite websites is TopKnobs.com. Order samples to get a sense of weight and view the finish colors. Our rule of thumb is to buy pulls that are ⅓ the size of your drawers. And yes, we like knobs on doors and pulls on drawers.
Secondary Bath Tile: Save on tile for secondary bathrooms. There are plenty of beautiful and durable options at a lower price point like Daltile bright white subway tiles from Home Depot. At less than $1 per square foot, you can’t go wrong. Want to make it more custom? Add a niche or accent wall. Installing ceramic or porcelain tile will still give you a beautiful bathroom.
Counters: Opt for mid-range countertops like quartz or porcelain that offer both durability and a timeless look. They both offer styles that mimic marble and stone, without the care, cost and maintenance of it. Add a little flair by changing the counter edge. We love dupont.
Lighting: Choose affordable lighting fixtures that provide the right ambiance without breaking the bank. Once you have an access point, all you have to do is switch out the fixture later on. We recommend sticking to 1-2 finishes inside your home and one finish for the exterior.
Paint: Choose two main colors for the interior of your home if you’re in a rush or have trouble making a decision. Decision fatigue is real!
